Consultations include a walk-through of the property and a staging report for the homeowner to keep, with recommendations for room arrangement, color specifications, styling suggestions, and small fixes or larger renovations, as needed, from the exterior of the house and through every room. Consultations typically last 1-2 hours depending on property size, with a maximum of 2 hours of service.
Consultations can be used as stand-alone services for the DIY client or to determine which level of service may be needed. Clients that book additional services following a consultation receive a $100 credit toward their next service.

FULL DAY STAGING (OCCUPIED) – $1,000
For more assistance or larger occupied properties, the Full Day Staging includes a pre-staging checklist, walk-through of the property, recommended focus areas and action plan, hands-on staging of focus areas by Bright & Cozy, photos for listing, and a staging report of any remaining recommendations for homeowners to keep.
In this service we will primarily use homeowner furnishings for staging, and accessory purchases or rentals may be recommended and are not included in the Full Day Staging fee.
Full Day Staging for occupied homes includes a maximum of 8 hours of service.

HALF DAY STAGING (OCCUPIED) – $500
A Half Day Staging for occupied homes includes a pre-staging checklist, walk-through of the property, recommended focus areas and action plan, hands-on staging of focus areas by Bright & Cozy, photos for listing, and a staging report of any remaining recommendations for homeowners to keep. There may be additional staging for homeowners to complete with Bright & Cozy’s instructions following this shorter service.

Bright & Cozy recommends consultations for all clients. Clients that book additional services following a consultation receive a $100 credit toward their next service.
For Consultations, payment is required in advance. For all other services, a 50% desposit is required at the time of booking and the remaining 50% will be due upon completion of the service.
Bright & Cozy offers flat rates for occupied home staging services regardless of a home’s square footage. We find that this works best as each home’s needs are so unique.
